Restaurants turn on the build-out, not the rent. Second-generation space with a hood, grease interceptor, walk-in cooler, adequate power and a permitted patio can be worth far more than the asking rate suggests, because fitting out a cold shell to restaurant standard is expensive and slow. Parking ratio, permitted use, drive-through entitlement and liquor licensing narrow the field further, and each of those is worth confirming before a lease is signed rather than during permitting.

Hotels run on a calendar that varies sharply by submarket. Pensacola Beach, Gulf Breeze and the Emerald Coast are visitor-driven, with occupancy and average daily rate swinging hard across the year, while Tallahassee and the I-10 corridor lean on government, university and interstate travel that behaves quite differently. Franchise obligations matter as much as the building: a required property improvement plan can dominate the economics of an acquisition, and it needs to be understood before a price is agreed.

Fuel and convenience stores rest on fuel volume, inside sales and the lease or franchise structure — and on environmental condition. Underground storage tanks make environmental assessment non-negotiable, and a site that prices attractively can carry remediation exposure that changes the deal entirely. Net-leased convenience stores are also a common 1031 replacement asset, because they offer term and credit without management.
